House Cleaning in Holliston, Saskatoon
The land under Holliston was annexed between 1911 and 1919, and on a 1913 map of registered subdivisions it appears carved into parcels with names that never stuck: Nutana Hill, University Homes, Nutana Park and University Park. Ambitious names from a boom that ended before the houses arrived.
Nothing much was actually built until after the Second World War. Construction ran at its peak from 1946 to 1970, which is why the neighbourhood reads as post-war and sixties rather than pre-war despite the age of the land title. Just over half the dwellings are single detached houses, with a sizeable minority of duplexes and apartment-style units. Health Canada says houses built before 1960 probably contain lead paint, and asbestos was common in building materials until 1990. Our older-home renovation guide covers what to check before a renovation.
Two eras of house on the same street
That 1946–70 span covers two quite different kinds of building, and Holliston has both:
- The late-forties and fifties houses — modest, well built, compact bathrooms and kitchens with original or near-original fixtures. Plaster rather than drywall in the earliest of them. The honest amount of time needed is more than the square footage suggests.
- The sixties houses — larger, with original hardwood often hiding under later carpet, small-format bathroom tile with a lot of grout line, and basements finished a decade or two after the house was built.
A quote based on floor area alone goes wrong here more often than in a uniform suburb, because two houses of the same size on the same block can be completely different jobs. We walk the house first and price what is actually there.
The duplex and apartment share
With close to half the dwellings multi-unit, there is real turnover alongside the long-term owners. For tenants, a professional move-out clean usually costs less than the damage deposit it protects. For owners of revenue property, turnover cleaning on a predictable schedule is the bulk of what we do.
Renovation dust is its own job
A good proportion of Holliston houses are mid-project at any given time. Worth knowing: drywall and plaster dust does not behave like household dust. It stays airborne for hours and settles again after you have left, so putting it into a standard clean produces a house that looks worse the next morning. Book post-construction cleaning first, then start the regular schedule.
