House Cleaning in Grosvenor Park, Saskatoon

Grosvenor Park has a genuine claim to being the neighbourhood that changed how Saskatoon was built.

The land was annexed between 1910 and 1919 and appears on a 1913 map split into two sections named University View and Alexandra Park. Development ran from 1946 through to about 1980. But the important part is what happened in the 1950s: this was the first Saskatoon neighbourhood designed around the catchment of an elementary school, abandoning the old street grid for curving residential streets feeding into collectors and then arterials, with fewer intersections and calmer traffic. Grosvenor Park School opened in 1958. Almost every Saskatoon suburb built since has followed that template.

Roughly half the homes here were built before 1960 and about half the remainder in the decade after, and the neighbourhood is a near-even mix of single detached houses and apartment-style units.

Mid-century houses at sixty-plus years

A well-kept 1950s or 60s Saskatoon bungalow is a pleasure to clean and has its own particular list:

  • Original hardwood under carpet. Enormously common in this vintage, and frequently uncovered during a renovation. Once exposed, it is old, thin and needs controlled moisture rather than a wet mop.
  • Original bathroom tile, often small hexagonal or square tile with a lot of grout line per square foot. It takes the time it takes.
  • Kitchens that are either original or fully replaced, with very little in between. Original mid-century cabinetry has a painted or varnished finish that does not want a degreaser at full strength.
  • Finished basements added in the 1970s or later, with panelling, drop ceilings and the dust profile that goes with them.
  • Mature trees on every street — sixty-plus years of growth means real seed and leaf loads in spring and autumn.

The apartment half of the neighbourhood

Because roughly half the dwellings here are apartment-style, and because the university is a short walk away, Grosvenor Park has a steady turnover rhythm that a purely detached suburb does not.

That means two things. If you rent here, a professional move-out clean is usually the cheapest way to protect a damage deposit. If you own revenue property here, the turnover window around the end of the academic year is tight and books out — call in March rather than late April.

Apartment and condo work is priced on what a smaller, more intensively used space actually needs, not scaled down from a house rate. See apartment cleaning.

Long-tenure owners

A good number of Grosvenor Park homes have been held by the same household for decades, and some of our best client relationships in the city look like that: the same crew, the same day, for years, in a house they know well.

It is also a neighbourhood where we are often asked about senior housekeeping — regular light housekeeping that lets someone stay in the home they have been in for forty years. That is a different service from a standard clean and it is priced differently.
