House Cleaning in Varsity View, Saskatoon

Pre-war homes just south of the University of Saskatchewan, cleaned with care.

House Cleaning in Varsity View, Saskatoon

Varsity View sits immediately south of the University of Saskatchewan campus. The land was annexed in 1911, among the first parcels taken in after the city's incorporation five years earlier, and development followed quickly once the university opened in 1906. Health Canada says homes built before 1960 probably contain lead paint, so before any renovation here see our older-home renovation guide.

More than three hundred of the homes standing here today were built before the Second World War. Around 3,600 people live in the neighbourhood, and a large share of them are students renting. That combination — genuine character housing and a high rental proportion — makes Varsity View one of the more interesting places in the city to clean, because there are really two different jobs happening on the same street.

The character homes

Bottomley House, a large Queen Anne Revival built between 1912 and 1915, was among the first houses in the neighbourhood, and the surrounding stock is of that era and the decades after. What that means practically:

  • Original fir and oak trim, staircases and built-ins — dry dusting and gentle product, never a wet cloth and pressure.
  • Plaster walls that hold fine dust in the texture and do not respond well to scrubbing.
  • Old hardwood that is often as thin as refinishing will allow. Controlled moisture, always.
  • Mature urban forest throughout the neighbourhood — heavy spring seed, autumn leaf, and steady fine pollen. Entries and window tracks carry more than they would elsewhere.
  • Radiators and older bathrooms in the houses that have not been fully renovated.

The rental turnover, and the spring rush

This is the part that distinguishes Varsity View from anywhere else in Saskatoon. Student tenancies turn over on an academic calendar, which means a very large number of properties in this one neighbourhood need a move-out clean in the same few weeks around the end of the academic year, and again before September.

If you are a landlord here, book early. We say that plainly because the last week of April is the single busiest window in our year in this neighbourhood, and the people who call in mid-April are the ones we have to turn away. Booking in March costs the same and actually happens.

What a student move-out clean usually involves, and what a generic quote tends to miss:

  • Oven and fridge interiors — almost always the two biggest items, and almost always underestimated.
  • Bathroom hard-water and soap scum build-up from a year of heavy shared use.
  • Inside cupboards and drawers, which is where a damage-deposit dispute is usually won or lost.
  • Wall marks in bedrooms and stairwells.
  • Carpet in traffic lanes, which in a house with four or five tenants takes years of wear in months.

We quote these as a flat rate after seeing the unit, and we will tell you honestly when a carpet is past cleaning and needs replacing — charging you to steam something that will not recover helps nobody.

For students and tenants

If you are the tenant rather than the landlord, a professional move-out clean is usually the cheapest way to protect a damage deposit, and it is very often less than the deposit at stake. We provide a straightforward quote and you decide.
