House Cleaning in Erindale, Saskatoon
Erindale is a residential neighbourhood in northeast Saskatoon, inside the University Heights Suburban Development Area. The land was annexed across three separate decades, but the residential construction happened in a tight window: the great majority between 1986 and 2001, almost entirely low-density single detached housing.
It is one of the most settled neighbourhoods in the city by ownership — the home ownership rate sits at 95.3 per cent, with an average family income of $123,336 and an average dwelling value of $340,990. In practice that means very little rental turnover and a lot of households who have been in the same house for twenty years or more.
Why long tenure changes what a house needs
A neighbourhood with almost no turnover accumulates differently from one where units change hands every few years. Nothing gets the reset that a sale forces. What we find in Erindale homes is consistent:
- Two decades of gradual buildup in the same places. Above kitchen cabinets, on top of door casings, behind appliances, in bathroom exhaust fans, along the tops of baseboards. None of it is visible day to day and all of it is obvious once it is gone.
- Original late-eighties and nineties finishes. Cultured marble vanities that abrasive cleaner permanently hazes. Fibreglass tub surrounds that scouring powder micro-scratches so badly they never come clean again. Original laminate that swells at the seams if it is mopped wet.
- Grout at thirty years. Unsealed or long past sealing, porous, holding staining below the surface rather than on it. Dwell time and the right product, not force.
- Finished basements from the nineties. Often with original carpet and drop ceilings. Used less, seen less, and cleaned far less often than they should be.
The renovation wave
Homes built between 1986 and 2001 are now at exactly the age where original kitchens and bathrooms get replaced and remaining basement space gets developed. Erindale generates more post-renovation cleaning for us than most northeast neighbourhoods for that reason.
Construction dust is not ordinary dust. Drywall dust is fine enough to pass through a standard household vacuum filter and be exhausted straight back into the room, where it settles again over the following hours — usually onto whatever you just wiped. We use HEPA-filtered equipment and clean in multiple passes with a wait between them, working strictly top-down so floors are last.
Erindale and Arbor Creek
Worth knowing if you are looking at both: Arbor Creek first appeared on city maps branded as part of Erindale in the late 1980s, and was only separated into its own community in the early 1990s. The two share a build era and a housing type, and we run them on the same northeast routes — which usually means good availability and short lead times for both.

Erindale households mostly run bi-weekly service, which suits a large home with two working adults. Where a house has not had a professional clean in years — common given the tenure here — we recommend a one-time deep clean first. Trying to clear twenty years of backlog inside a normal maintenance visit does not work and is not fair to charge for.
