House Cleaning in Caswell Hill, Saskatoon
Caswell Hill takes its name from Robert Caswell, one of the Temperance Colonists who arrived in 1883 — which puts it among the oldest names on the map here. It runs between 22nd Street to the south and 33rd Street to the north, with Avenue H to the west and Idylwyld Drive to the east, sitting between the downtown core and the shops along 33rd Street West.
The housing tells the story of the century since. Character homes first built around 1905, small wartime houses from the 1940s, and newer infill among them. Three quite different building eras on the same block is normal here, and it is the defining feature of cleaning in this neighbourhood.
Three eras, three different jobs
- The circa-1905 character homes. Original fir trim, plaster, high ceilings, hardwood that has been refinished more than once, and in many cases radiators. These get dry methods on the woodwork and carefully controlled moisture on the floors.
- The wartime houses. Small, well-built, efficient, and often altered. Compact bathrooms and kitchens where the fixtures are original or nearly so, and where the honest amount of time needed is more than the square footage suggests.
- The infill and the fully renovated. Modern finishes, modern expectations, and straightforward to clean — except where new work meets old, which is where dust actually lives.
A quote based on square footage alone will be wrong in Caswell Hill more often than almost anywhere in the city. We walk the house first.
Renovation is ongoing here
Caswell Hill has been steadily restored and renovated for years, which means a good proportion of homes are somewhere in the middle of a project at any given time. That matters for cleaning in a specific way: drywall and plaster dust does not behave like household dust. It is fine enough to stay airborne for hours, it settles again after you leave, and putting it into a standard clean produces a house that looks worse the next morning.
If you have had work done, book post-construction cleaning first and start the regular schedule after. It is a different method, different filtration and a different number of passes, and trying to do it inside a normal visit wastes your money.
Close to downtown, and what that brings
Being wedged between the downtown core and Idylwyld Drive means more street traffic, more grit and more airborne dust than a quiet interior suburb, particularly on the eastern side. Through winter that grit is the City's sand-and-salt mix, and it comes in on boots. Entryway attention matters more here from November through April than most people budget for.
Rental and revenue property
Caswell Hill has a substantial rental component, including suited character homes. We work with landlords on turnover cleans and with tenants protecting a damage deposit, and we quote both on what the unit needs rather than a flat per-door rate. See move-in / move-out cleaning.
